Langley Crescent comprises a gently sloping greenfield site on the outskirts of Southway in Plymouth. Following comprehensive site investigation by our geotechnical consulting engineers, the site was eventually given a clean bill of health and paved the way for a new residential housing development scheme of 14 houses and flats.
However, the site was found to be overlain with substantial depths of fill and as a consequence, a piled foundation solution was recommended. In a positive attempt to embrace the new Government Guidelines for ‘Starter Homes’ (Homes for Sale to First Time Buyers Under 40 at 80% of Market Value) our clients, Westcountry Housing Association negotiated a mixed tenure development of shared ownership and starter homes with the landowners, Plymouth City Council. Eliot Design & Build Ltd co-ordinated the plan submission and final design culminating in 4 x 3-bedroom houses, 8 x 2-bed houses and 2 x 2-bedroom flats.
The entire site is to be constructed incorporating energy efficient designs, some having contemporary mono-pitched roofs to respect the local vernacular. Owing to low permeability a dedicated storm water attenuation tank was incorporated into the final design to assist with sustainable urban drainage (SUDS).
