The site of Woodgate comprises nearly 2 acres of steeply sloping agricultural land on the edge of the western side of the town of Liskeard. After comprehensive discussions with the Cornwall planners, planning consent was eventually obtained for 41 No. Affordable Homes and 3 No. Open Market dwellings, as a degree of cross subsidy was required in order to satisfy the local authority’s scheme viability processes.
Comprehensive value engineering exercises were carried out with input from all technical departments including architectural design and engineering overview. One of the particular difficulties of the site was not only the steep gradient, but also the two access roads serving the new development, each being the extension of the existing ‘Woodgate, Grove Drive and Western Avenue’.
Following numerous scheme revisions, Western Housing Association (Westward Housing Group) entered in to a Design & Build Contract with Eliot Design & Build Ltd to deliver the entire project, who in turn sublet the package for the construction to 3MS Construction Ltd.
